Stefany the manager & Steve the maintenance man are amazing anything I need they take care of it. I never have to wait days on end for responses to questions whether via email, text, or phone call. All of my neighbors are friendly. I finally found a place I am liking and wanting to stay living here in Park City.

Re-posting my review from a year ago, from another account, because somehow the owner of this place is having negative reviews removed. My review is completely honest and fair. EXPENSIVE: We are paying nearly $4,500 (plus electric) for a ~1,420sf unit with low-end finishes, deleted finishings and ZERO amenities. No fitness center, no pool, no neighboring retail establishments to walk to, no adjoining resort and low-end construction. WAY OVERPRICED. Important to note that although this complex is "affordable housing," we do not qualify for the subsidy and are paying full rate to live here. - Not nearly enough parking. This complex offers 80 units (1-3 bedrooms) and only provides 13 first-come/first-served parking spaces and 94 reservable spaces. There isn't enough parking for residents, street parking is evidently not allowed (from what we are told), RESIDENTS HAVE NO PLACE TO PARK. - $120 mandatory internet charge for the internet provider’s slowest speed available (our TV streaming services constantly have buffering). - Parking is at an additional cost/vehicle, plus any pet fees, community water/sewer/trash service, electric and any optional TV streaming/cable service you choose to utilize. Over-the-air antennas not effective here with the Wasatch Range blocking over the horizon access to SLC. - Deceitful. Our unit is advertised as 2,136 square foot. In reality, it’s closer to 1420 square foot of living space. I personally measured every wall, closet, stairway, etc. Management includes garage and balconies in square footage (and even then they are overestimating). Mgmt claims to advertise “rentable space” vice finished/living space. Very misleading, at best. - Bedrooms are tiny. We cannot even fit a queen bed and dresser in the room without pushing the bed fully into the corner and flush against the walls and we still do not have full access to open the dresser drawers. - Cheap cabinets, cheap flooring, during construction, they deleted all ceiling fans (cover plates over all ceiling fan electrical boxes), deleted vanity lights (cover plate over the electrical box, so only 1 of 2 vanities has a light), deleted towel bars/rings/hooks in bathrooms, and omitted gas utilities (electric only, at residents’ expense, in form of higher bills). - Electric utilities are extremely high. Very low efficiency HVAC systems and apartments are under-insulated and drafty. Pipes are constantly freezing and bursting throughout the complex. We keep our thermostat between 61 (night) and 67 degrees (day), all upstairs (3rd floor/bedroom) vents closed, the lower level mud room wall heater at the lowest possible setting (just enough to prevent freezing pipes) and use an electric fireplace in the living area/main floor to minimize furnace use, and we still pay $250+/mo just for electric. We also keep our water heater on a lower temperature and utilize the “efficiency” setting. From talking with other residents, our bill is much lower than average, some in excess of $400/month (3-bed units). We completed a maintenance request when the outside temps were near 0 degrees and we couldn’t get our apartment any warmer than 63 degrees, but our request was dismissed and the HVAC company wasn’t dispatched. The solution provided from the office was to turn the thermostat all the way to the max to force the aux/emergency heat to turn on, then turn it back down when desired indoor temp was reached. - Residents here have gone rogue and had other residents’ vehicles towed without warning (mine). Why not just put a note on the windshield, or talk with property manager, and park in one of the many other open spaces until the issue can be resolved? - Several other issues I haven't mentioned. STAY AWAY from this place. OWNER/MANAGEMENT, if you have my review removed again, I will start putting signs on the street and personally warning prospective tenants, then report you to the Park City Housing Manager for all the problems we have with this place. My review is accurate with no false information, all verifiable.

Stefany was so incredibly helpful from start to finish. We moved from out of state and she made the move so simple. Best experience I’ve had with an apartment manager. When we arrived our unit was stunning. It’s quiet and neighbors are very friendly. Easy and no stress access to everything, including trails, grocery stores, the main road into park city. We love it here and had/still having a great experience with staff and living spaces. Thank you!

They don’t put salt on the icy slippery stairs, the cement in the hallways and on the stairs is crumbling. Rent is a lot and there’s zero amenities. They’ve gone through 4 managers in a about 8 months, and it’s been awful. Trying to buy a house so we can get the hell out asap!
