Kristen was amazing to deal with upon move in and anytime after as well. Perfect location and they are prompt to address and handle problems. The complex is quiet and I love that it’s brand new.

I have been a resident since December and have had continual problems. Minor ones have been addressed but major ones have not. With the change in staff, I feel that no one knows what is going on. I would love to talk to the owner to get to the bottom of some of my problems. Please call me so we can resolve them in a timely manner.

It is an eye sore and there is no property management or maintenance. Any bad post gets removed like the first person who removed. Office hours are posted but they are never here.

It is not right to do unannounced visits. I have never felt safe without a peep hole and it is not right to just pop on in. The place has the phone number of the tenants. Poor management practice to walk in without letting the tenant know in advance. To walk in and ask "um do you have any leaks"...really.....

It's an eye sore. The place looks like it belongs in the middle of a big city ghetto, not in a mountain town.

Everyone I have worked with since moving in have been great! Kristen was great during move in, and Scott the new property manager is very professional and prompt to answer address, and handle any issues that come up! The apartments are brand new and nice- so far this has been an awesome place to live with respectful neighbors, amazing views, and the location is perfect!

Not worth the price, despite proximity to Park City: - Expensive. $3,600 for a 1420 square foot “townhome.” In addition, $99 mandatory internet charge for the internet provider’s slowest speed available (videos constantly have buffering), parking will be an additional cost/vehicle, plus any pet fees, water/sewer/trash service, electric and any TV service you choose to utilize. Over-the-air antennas not effective here. - Deceitful. Our unit is advertised as 2,136 square foot. In reality, it’s closer to 1420 square foot of living space. Management includes garage and balconies in square footage (and even then they are overestimating). Mgmt claims to advertise “rentable space” vice finished/living space. Very misleading, at best. - Bedrooms are tiny. We cannot even fit a queen bed and dresser in the room without pushing the bed fully into the corner and flush against the walls and we still do not have full access to open the dresser drawers. - Construction overruns led to cutbacks in the form of cheap cabinets, cheap flooring, deleting all ceiling fans (cover plates over all ceiling fan electrical boxes), deleting vanity lights (cover plate over the electrical box, so only 1 of 2 vanities has a light), deleting towel bars/rings/hooks in bathrooms, and omitting gas utilities (electric only, at residents’ expense, in form of higher bills). - Electric utilities are extremely high. Owner either installed very low efficiency heat pumps, or units are under-insulated. We keep our thermostat between 62-68 degrees (never higher), all upstairs (3rd floor, bedrooms) vents closed, the lower level mud room wall heater at the lowest possible setting (just enough to prevent freezing pipes) and use an electric fireplace in the living area/main floor to minimize furnace use in the morning/evening, and we still pay $250/mo just for electric. We also keep our water heater on a lower temperature and utilize the “efficiency” setting. From talking with other residents, our bill is lower than average. - Residents here have gone rogue and had other residents’ vehicles towed without warning. Why not just put a note on the windshield, or talk with property manager, and park in one of the many other open spaces until the issue can be resolved? - Several other issues I haven't mentioned…. Bottom line, we’ll be moving out at lease term, someone else can overpay for this place.

I wish to post that Kristen, the property manager is excellent! When I first moved in, there were a few minor things that needed to be addressed, which one might expect being the first to occupy a brand new space. Kristen was prompt and professional. She is great to work with and genuinely cares about the tenants. The apartment is very nice as well.
